Aline was asked to reconsider an Art Deco gem with copper slag stone cladding at the center of a more humble block structure flanking a courtyard. The existing spaces had issues with flooding and general disrepair. Embracing the Art Deco space and associated wood scribed detailing as the core of the project, the adjacent buildings were stripped to their essence and reconfigured into a series of small lease spaces with direct entry canopies and new steel window systems. The courtyard was enhanced as a combination shade tree plaza and storm control for the rainwater that became trapped in the area by the configuration of the existing courtyard. Zig zagging the pavement that served to mitigate the varying floor heights, linear trench drains connected deep tree wells to serve as on-site retainage. Inside the spaces were opened up to expose their structure and take advantage of the vaults contained within. The entire site was then enhanced with new landscaping to soften the edges and reframe its image to the street.
